​If you are taking over an old retail space to open a restaurant, check the electrical before you sign the lease

Commercial electrician here. I see the same thing a few times a year and it is painful to watch. Someone signs a lease on an old retail or office space to open a restaurant, gets halfway into the buildout, then finds out the existing panel cannot come close to running a commercial kitchen.

Hoods, walk-ins, a couple of ranges, the POS system, and HVAC all pull hard at the same time. A space that used to be a boutique or a nail salon is usually sitting on a 200 amp panel when the kitchen actually needs 400 or more. Now you are looking at a service upgrade, coordination with the utility, and a permit, and all of that lands right when you are trying to hit an opening date you already announced.

If you are shopping spaces, get an electrician to look at the panel and service before you sign, not after. If it needs an upgrade you either negotiate it into the lease or at least walk in knowing the real number. It is a lot cheaper to find out now than after the buildout money is already gone.
