So i own a gas station property literally right in front of 200 trailer/mobile homes. There is no competition the laundromat that all these people go to is 5+ miles away. so i would basically get all these people as my customers now without any competition, and there is also no land nearby where anyone will ever be able to open another one either. My thought process behind this is since I own the property and i run the gas station as well that there is no way i don’t benefit from this. the cost to buildout through huebsch or dexter is near 550-600k with buildout and everything. the gas station is very busy i do 150k inside sales every month. I am just wondering if it is worth my time considering the cost for buildout plus machine. I would add video poker as well, as that does very well in my gas station as well. so that would make me additional revenue. I am thinking to do it as I will benefit in a couple ways. 1. I will have a successful business in the laundromat as there is no competition and there never will be either. 2. My gas station should also get busier by adding a laundromat that will drive more traffic to me. 3 My property value goes up, and if i ever want to sell the laundromat business and collect rent as I am the property owner I can do that as well.

The unit will be approximately 2000sq ft and thinking of 18 washers and 18 dyers, and I will incorporate wash and fold sometime soon after I open, but it is mainly hispanic clientele so I doubt the wash and fold will be successful.
